How to Choose a 55+ Community in Central Florida: Look Beyond the Beautiful Pool

By Adrienne Kane | Real Broker, LLC

Choosing a 55+ community in Central Florida starts with understanding how you want to live. Compare the amenities you’ll actually use, a home that fits your needs, the total ownership costs and the location beyond the community gates.

And yes, look at the pool!

I fully support looking at the gorgeous pool. Just don’t let it cloud your judgement when looking at everything else. We need to dig in.

If you’re imagining a move here, you may be picturing mornings outside, new friendships, a little less maintenance and a calendar filled with things you actually want to do-you know, Florida life.

But how do you figure out which community will feel like home?

This is what really matters—and where visiting in person can tell us things a fish eye lens listing photo never will (gosh these can be so deceptive).

Start With Your Everyday Life

I recently spent a day exploring Central Florida with buyers from Washington, DC. We toured homes and communities in St. Cloud and DeLand-two opposite sides of Orlando, explored amenities, and drove through surrounding areas. We had seafood waterfront near downtown St Cloud and discovered the historic downtown while also driving through nearby Lake Nona. We drove through downtown Deland and admired the beauty of Stetson University as well as the convenience of Victoria Park area.

Amazing lunch-important research!

We were learning what they wanted their everyday life here to feel like.

As the day unfolded, something became clear: more amenities mattered more to them than extra square footage, but there was a limit. A home that felt too small could still rule a community out. Her husband needed his man cave!

We needed a happy medium: enough home to live comfortably, with a community they would enjoy beyond their front door.

Before choosing a community, ask yourself:

  • What would I like an ordinary Tuesday to look like?
  • Do I want organized activities, casual friendships or a little of both?
  • Which amenities would I use regularly?
  • How much home do I want to maintain?
  • What do I want to be close to?

Your answers give us a much better starting point than “somewhere in Florida with a nice clubhouse.”

Look at How You Would Use the Amenities

A beautiful amenity center makes a wonderful first impression, but does does it fit your lifestyle?

If fitness matters to you, explore the equipment, classes and hours. If you’re hoping to meet people, ask about clubs, events and how new residents get involved. Are there people actually in there using it while you are touring?

Love the idea of pickleball? Wonderful. Would you actually play, or do you mostly like the outfits?

No judgment. The outfits are cute!

Ask for a copy of the activity calendar. Spend time touring the spaces you would actually use. When possible, talk with residents about their experience.

The goal is to find a community where you can picture yourself participating if you want, while also having the peaceful retreat of home if you need it.

Make Sure the Home Works After the Vacation Feeling Wears Off

It’s easy to get swept up in a model home. Beautiful lighting, every upgrade imaginable with extra costs of course, professional staging and decorating and a kitchen where nobody has ever left a pile of mail can be very persuasive.

But your everyday belongings are coming with you!

Think about where you’ll put the things you use, how guests will stay (everyone will want to visit you in Florida) and whether you need a dedicated office, hobby space or extra storage.

On a recent tour, my buyer questioned whether an empty bedroom was large enough. Then we walked into a smaller bedroom furnished with a king bed, and she remarked how spacious it felt.

I quickly let her know it's an illusion-empty rooms always looks smaller! That’s one reason my staging background comes with me on buyer tours. I’ve helped hundreds of homeowners, Realtors, builders and investors prepare homes for marketing across Central Florida. I know how much presentation can influence the way a room feels.

Admire the decor. Then let’s look at the floor plan, measurements and how you would actually use the space. If you are downsizing, you still need to have enough cabinet space and room for your King bed!

Understand What the Monthly Fees Include

A monthly fee deserves more attention than a quick glance at the number.

Ask for current information about what’s included, what costs extra and what responsibilities remain yours. Does it include lawn care, internet, amenities, association fees and any applicable CDD assessments?

Two communities with different fees may include very different services.

For some buyers, paying more each month makes sense if it reduces maintenance and supports the lifestyle they want. For me personally, I don't do lawn care and happily pay for it. It's not cheap! I love the thought of lawn care included in my HOA, and it's probably more affordable that way. Others may enjoy doing lawn care themselves and don't want to pay for it. Neither preference is wrong. We need to understand what works for you.

Before making a decision, we’ll want to review the current documents and costs for the specific property, along with insurance, taxes and other ownership expenses.

“Low maintenance” should come with an explanation of what you’ll still be maintaining.

Explore Beyond the Community Gates

You may love the neighborhood and still need to decide whether you love its location.

Where will you buy groceries? How far are your doctors? What does the drive to the airport feel like? Are there restaurants, shops and activities nearby that you’ll enjoy?

And when friends or family visit, what will you want to show them?

Having relocated to Central Florida myself, I know how difficult it can be to compare unfamiliar places from a distance. A map helps. City websites are biased, and informational websites like City Data paint only part of the picture. Spending time in an area gives you a different kind of understanding.

That’s why I like making room to explore the surrounding town(s)!

Drive the routes you expect to use. Walk downtown. Have lunch or dinner. See whether the area feels like somewhere you want to build a life.

You’re allowed to choose a home partly because you love the nearby restaurants. I would never stand in the way of responsible culinary research (I am your local foodie-I even made a restaurant guide).

Compare New Construction and Resale Homes

A new home may appeal to you because of its finishes, floor plan or available selections and customization. A resale may offer a location, established setting or features that suit you better. Who doesn't love mature trees?

It’s worth comparing both when they fit your priorities.

With new construction, look closely at what’s included in the advertised price, which model features are upgrades, the expected timeline and the terms of any incentives. Do they allow you to go under contract while you sell your home? Do they have quick-sale options? How many lots do they have left?

With a resale, consider its condition, updates, maintenance needs and how the total cost compares. That gorgeous lanai or pool when added to a new construction would cost much more. Hiring a painter and getting new light fixtures could be a lot less expensive!

My work staging model homes and other properties for several Central Florida builders has given me opportunities to see homes during construction and work alongside builder teams. I've also staged outdated, resale homes. You would be surprised how updated they can look without even paint! That experience informs the questions I ask and the details I encourage buyers to examine.

A gorgeous model is a great introduction, but we still need to understand the home you would actually be buying.

Give Yourself Permission to Change the Search

You might begin convinced you need a larger house and discover you would rather have more activities outside it. You may also realize that downsizing and simplifying your life in this season makes more sense for you.

You might think a particular town is perfect, then visit another place that feels more comfortable, more like home.

That’s useful information. Listen to your gut!

The buyers I toured with left our discovery day with a clearer understanding of their priorities. We could refine the search around what we had learned together.

You do not need to arrive in Florida with every answer already figured out. Listening, comparing and adjusting are part of the process. You will know once we get out there and discover together.

Frequently Asked Questions About Choosing a 55+ Community

How do I choose the right 55+ community in Central Florida?

Start with your lifestyle, housing needs and budget. Compare amenities that matter to you, current fees and what they include, home layouts and the surrounding location. Visit more than one community and it's town when possible so you can understand the differences firsthand and get the feel.

Should I prioritize amenities or a larger home?

That depends on how you live. Consider the rooms and storage you genuinely need, then think about how much time you want to spend enjoying the community. The right balance should support both a comfortable home and an enjoyable daily routine that makes sense for you.

Are all 55+ communities similar?

Absolutely not. Communities can differ in their homes, amenities, activities, fees, maintenance responsibilities and overall atmosphere. Review each community’s current requirements and documents rather than assuming they all work the same way. Due diligence is imperative here.

Can you help me compare communities before I choose a town?

Absolutely. Tell me what matters to you, what you’d like to spend and what you hope your life here will feel like. We can use that information to narrow the options and plan useful visits. Lucky for you, I have done all the hard homework.
